Centum Indigo Mortgage Corp. (“we,” “us,” “our,” or the “Brokerage”) and Anna J. George, a mortgage broker licensed by the Financial Services Regulatory Authority of Ontario (FSRA Licence #M08007032), are committed to protecting the privacy of the personal information you share with us. This Privacy Policy explains what personal information we collect through annajgeorge.ca (the “Site”) and in the course of providing mortgage brokering services, why we collect it, how we use, disclose, and protect it, and the choices and rights available to you. This Policy is written to comply with the federal Personal Information Protection and Electronic Documents Act (PIPEDA), Ontario Mortgage Brokerages, Lenders and Administrators Act, 2006 (MBLAA) and its regulations, and Canada Anti-Spam Legislation (CASL). 

2. Personal Information We Collect

Depending on how you interact with us, we may collect the following categories of personal information:

• Identity and contact information: name, date of birth, address, phone number, email address.

• Financial information: income, employment details, assets, liabilities, banking information, and down payment source.

• Credit information: credit history and credit score, obtained from credit reporting agencies (e.g., Equifax Canada, TransUnion Canada) with your consent.

• Government-issued identification, where required by a lender, mortgage default insurer, or anti-money-laundering obligations — collected only to the extent legally required, and your Social Insurance Number (SIN) is requested only where a lender, insurer, or the Canada Revenue Agency requires it, never as a general identifier.

• Property information: address, value, purpose, and related details of the property being financed or transacted.

• Information you submit through online forms, applications, calculators, or by email/phone.

• Technical information about your visit to the Site, such as pages viewed and general browsinbehaviour (see Section 6, Cookies and Online Advertising).

 

3. Why We Collect Your Personal Information

We collect, use, and disclose your personal information for the following purposes:

• To assess your mortgage needs and eligibility, and to source suitable mortgage products from our
lender network on your behalf.
• To prepare and provide the disclosures required under the MBLAA, including cost-of-borrowing
statements.
• To communicate with you about your application, transaction, or inquiry.
• To verify your identity and comply with applicable anti-money-laundering and anti-fraud obligations.
• To meet our regulatory recordkeeping obligations to FSRA and, where applicable, RECO.
• With your consent, to send you marketing communications about mortgage products, rate updates, or related services (see Section 7, Consent and CASL).
• For internal business purposes such as quality assurance, training, and improving our services.

 

4. How We Obtain Your Consent

We collect, use, and disclose your personal information only with your knowledge and consent, except where otherwise permitted or required by law. Consent may be:

• Express — for example, when you complete and submit a mortgage application, sign a consent form to pull your credit report, or check a box to receive marketing emails.

• Implied — for example, where you provide information for an obvious purpose, such as giving us your income documents in support of a mortgage application already in progress.

You may withdraw your consent to non-essential uses (such as marketing) at any time, subject to legal or contractual restrictions and reasonable notice, by contacting us using the details in Section 12. Withdrawing consent required to process an active mortgage application may limit our ability to continue assisting you with that application.

 

5. How We Share Your Personal Information

We do not sell your personal information. We may share your personal information with the following parties, only as needed to provide our services or as required by law:

• Lenders, mortgage default insurers (e.g., CMHC, Sagen, Canada Guaranty), and their underwriters, in order to submit and process your mortgage application.
• Credit reporting agencies, to obtain and verify your credit history.
• Lawyers, notaries, appraisers, and other professionals involved in completing your transaction.
• Our real estate brokerage, where you have separately engaged Anna George for real estate services, and only as necessary for that engagement.
• Regulators, including FSRA and, where applicable, RECO, as required for licensing, compliance, audit, or complaint-handling purposes.
• Service providers who support our business (e.g., IT hosting, email, and customer relationship management providers), under contractual obligations to protect your information and use it only for the purposes we specify.
• Any other party, where required or permitted by law, including in response to a valid legal or regulatory request.
Any organization we share your information with for the purposes above is contractually required to protect it and use it only for the purpose for which it was disclosed.

 

6. Cookies and Online Advertising

Our Site may use cookies and similar technologies to measure site activity, remember your preferences, and support analytics (such as Google Analytics). We and third-party ad networks, including Google, may use cookies to serve advertising based on your prior visits to our Site (“remarketing”). These cookies do not, by themselves, identify you personally.
Some of the technology providers we use to operate this Site (including analytics and advertising providers) may process data on servers located outside Canada, including in the United States, where it may be accessible to authorities under that jurisdiction's laws. By using this Site, you acknowledge this possibility.

7. Consent and Canada's Anti-Spam Legislation (CASL)

If you provide us with your email address or phone number, we may contact you about our mortgage and real estate services in accordance with CASL. Where required, we will obtain your express consent before sending commercial electronic messages. Every commercial email we send includes a working unsubscribe mechanism, and you may withdraw consent at any time by using that mechanism or by contacting us directly.

8. How Long We Keep Your Information

We retain your personal information only as long as necessary to fulfill the purposes described in this Policy, including the minimum record-retention periods required of mortgage brokerages under the MBLAA and its regulations, and applicable tax, accounting, and legal requirements. Where a specific transaction file is involved, our general practice is to retain records for at least the period required by FSRA, recordkeeping rules following the closing or expiry of the file.

 

9. How We Protect Your Personal Information

We maintain physical, electronic, and procedural safeguards appropriate to the sensitivity of the information involved, including restricting access to personal information to employees, agents, and contractors who need it to perform their duties, and requiring service providers to maintain comparable safeguards. No method of transmission or storage is completely secure; while we work to protect your information, we cannot guarantee absolute security.

 

10. Your Right to Access and Correct Your Information

Subject to limited exceptions permitted by law, you have the right to:

• Request access to the personal information we hold about you.
• Request correction of any inaccurate or incomplete information.
• Ask questions about how your information has been collected, used, or disclosed.

To make a request, contact us using the details in Section 12. We will respond within a reasonable time and in accordance with PIPEDA.

 

11. Children's Privacy

Our services are intended for adults seeking mortgage or real estate services in Canada. We do not knowingly collect personal information from individuals under the age of 18 through this Site.
